A recent example; a bridging loan customer become suddenly non-communicative mid-term, spurring the lender into instructing us to make contact with the borrower and undertake an external inspection of the property. Upon visiting we noticed the property was undergoing extensive building works that the lender had not consented to, which constituted a material breach of the loan agreement conditions. It was deemed necessary by the lender to proceed to receivership and the full debt was recovered shortly afterwards.
